Our clients owned an independent hotel in eastern North Carolina and were ready to refinance. They wanted better terms on the existing debt and money set aside for a property improvement plan. On paper it was a clean, straightforward refinance.
What took the time was a lien. An older construction note was still recorded against the property, and the lender would not issue loan documents until it was released. That one item sat on the critical path for weeks while everything else waited. It is a common pattern on smaller hotel refinances, and it is almost always discovered late, because nobody commits to pull a title search until the loan is already in motion.
Ryan Dumas, GRP Capital Senior Associate, stated, “This was a good group to work with and the property has real potential in that market. The lien was the whole story on this one. We got it identified and released, and once it cleared, the rest moved quickly. I always tell clients that the small items are what delay a closing, not just the big ones.”
Refinancing a hotel while planning improvements adds moving parts that a straight refinance does not have. Here is what owners should think about before they start.
Refinancing a Hotel With Improvements Planned:
• Pull a title search before you apply: Old construction notes, mechanic’s liens and satisfied mortgages that were never released will all stop a closing cold. Finding one early costs you a phone call. Finding one late costs you weeks, and it is the single most common delay we see on hotel refinances.
• Understand how the improvement money is actually held: A holdback and a funded escrow are not the same thing. Ask whether funds are released against invoices, against inspections, or on a draw schedule, and whether the account earns interest. Build your renovation timeline around the answer.
• Line up your contractor before the money lands: Escrowed improvement funds usually come with a deadline. If your contractor cannot start for four months, that clock is already running against you.
• Talk to your franchisor early: If your improvement plan overlaps with a brand-mandated PIP, the scope and the deadline are partly theirs to set. Getting brand sign-off in parallel with the loan keeps the two timelines from colliding.
